Avi D'SouzaOctober 24, 2026

Brampton's average price fell 8% to $854,322 in September 2026 as new listings dropped 32%. What investors should know, including mortgage renewals.

The Brampton real estate investment market offered the lowest average price of the five GTA suburbs we track in September 2026, after one of the region's sharper year-over-year declines.

What the September 2026 data shows for Brampton real estate investment

Brampton's average selling price was $854,322, down 8.0% from $928,542 a year earlier, a bigger drop than Mississauga's 4.1% (TRREB Market Watch, September 2025 and 2026).

Bar chart: Brampton average price fell from $928,542 in Sept 2025 to $854,322 in Sept 2026; Mississauga fell from $969,501 to $929,600.

Supply is shrinking fast. New listings fell 32.4% to 1,073 and active listings fell 27.3% to 1,785, while sales dipped 8.6% to 404 (TRREB). Homes sold in 32 days on average, the quickest of the five cities.

Bar chart: Brampton sales fell from 442 to 404 and new listings fell from 1,588 to 1,073, September 2025 vs September 2026.

Mortgage rates and seasonal context

Owners renewing five-year terms may face different rates than the ones they started with. On October 24, the lowest advertised insured 5-year fixed rate was 4.34% and the 5-year variable was 3.43% (Ratehub.ca). The Bank of Canada decides on its 2.25% policy rate on October 28. Listings typically slow further into winter.

The investor takeaway

Lower prices and faster sales could point to value-driven demand. But renewal pressure, rental competition and higher carrying costs remain real risks, so build a conservative rent and vacancy estimate.
