Mortgage rates and seasonal context

As of October 24, the lowest advertised insured 5-year fixed rate was 4.34%, and the lowest 5-year variable was 3.43%, with prime at 4.45% (Ratehub.ca). The Bank of Canada's policy rate sits at 2.25%, with a decision due October 28. Fall typically brings a short burst of activity before the December slowdown.

The investor takeaway

Softer prices plus tighter supply can be a sign of steady end-user demand. Still, carrying costs at today's rates can strain rental cash flow, so stress-test financing before you commit.
