In the Markham real estate investment market, a condo apartment cost about a third as much as a detached home in September 2026, making condos the lowest-cost way into the city for investors who can carry today's rates.

Fall usually brings a short burst of activity before the December slowdown. This year, Markham buyers are moving more cautiously than a year ago.

The investor takeaway

A lower purchase price may make condo cash flow easier to model, and a thinning new-supply pipeline could support resale condos over time. But condo fees, rental competition and rate uncertainty are real risks, so stress-test rent, vacancy and financing before you buy.
