Variable vs. Fixed: What 3.43% Means for Mississauga Investors

Avi D'SouzaOctober 24, 2026

Mississauga's average price fell 4.1% to $929,600 in September 2026. How today's variable (3.43%) and fixed (4.34%) mortgage rates change the math.

For the Mississauga real estate investment market, the gap between variable and fixed mortgage rates may matter as much as prices this fall.

What the September 2026 data shows for Mississauga real estate investment

Mississauga's average selling price was $929,600, down 4.1% from $969,501 a year earlier. Peel Region's average fell 5.5% to $906,719 (TRREB Market Watch, September 2025 and 2026). Sales slipped 6.4% to 468, while new listings fell 19.9% to 1,371.

The Bank of Canada's policy rate is 2.25%, with a decision on October 28. With inflation at 3.1% in September (Statistics Canada), further cuts aren't assured.

The investor takeaway

A lower variable rate can ease carrying costs on a condo or townhouse, but payments may rise if rates do. Fixed rates offer certainty at a higher cost. With 4.8 months of inventory (TRREB), buyers have time to compare.
