Vaughan's average price was flat in September 2026, but its MLS HPI benchmark fell 5.2%. What the gap, rates and the BoC decision mean for investors.
In the Vaughan real estate investment market, the average selling price was flat year over year in September 2026, but the MLS® HPI benchmark price for a typical home fell 5.2%, so like-for-like values are lower than the headline suggests.
What the data shows for the Vaughan real estate investment market
Vaughan's average selling price was $1,163,441 in September 2026, essentially unchanged from $1,163,498 a year earlier (TRREB Market Watch, September 2025 and 2026). Yet its composite MLS® HPI benchmark was $1,119,400, down 5.21% year over year (TRREB MLS® HPI, September 2026).

Why the gap? Averages shift with the mix of homes sold. Detached homes made up 108 of Vaughan's 213 sales, at an average of $1,599,218 (TRREB). The benchmark tracks a typical home instead, and it declined less in Vaughan than across York Region.

Mortgage rates and seasonal context
As of October 27, the lowest advertised insured 5-year fixed rate was 4.34% and the 5-year variable 3.43%, with prime at 4.45% (Ratehub.ca). Rental-property financing is often priced higher. The Bank of Canada's policy rate is 2.25%, and 19 of 34 economists in a Reuters poll (October 21–23) expect a hike to 2.50% on October 28. September inflation was 3.1% (Statistics Canada). Fall usually brings a burst of activity before winter, but Vaughan sales were down 18.1% year over year.
The investor takeaway
A lower benchmark may mean more room to negotiate than the flat average implies. But a possible rate hike, 4.9 months of inventory and 42 average days on market (TRREB) are real risks to weigh. Compare like-for-like sales and stress-test financing.
FAQ
Are home prices going down in Vaughan?
Vaughan's MLS® HPI benchmark was $1,119,400 in September 2026, down 5.21% year over year, even though the average price was flat, according to TRREB.
What is the difference between average price and benchmark price?
The average price reflects whatever homes sold that month, so it moves with the mix. The MLS® HPI benchmark tracks the value of a typical home, which makes year-over-year comparisons more like-for-like.
